Fair Taxes

The flaw of our current property tax system is that when it comes to assessing how much a property owner owes, we place very little value on the land beneath a building as compared to the building itself. 

Vacant lots that have water & sewer pipes at the boundary of their property are more valuable simply because they have ACCESS to water & sewer services. 

Transforming our property tax into an infrastructure access fee would ensure that those who benefit the most from public goods & services would pay in proportion to the benefits they receive.

  • ​It is like a property tax but would charge landowners in proportion to the benefit that they received from proximity to that infrastructure with a deduction for the value of buildings & other improvements

  • It would have no impact on most people

  • Would bring & other inefficient land uses into the net and ensure land is employed

  • Owners of these  unused & under-utilized lands would have  motivation to develop these sites intensively for their best use in order to pay the tax

  • The tax would reduce land prices

  • Increase the incentive to build more

  • Help drive down rents

  • Wouldn't shrink the economy since land is a fixed quantity​
